Drywall installation in Thailand is a multi-stage construction process requiring 7 sequential operations: metal frame assembly в†’ sheet boarding в†’ joint taping в†’ base skim coat в†’ finish skim coat в†’ sanding в†’ two coats of paint. 1. Laser scanning and site survey (before installation)
An engineer arrives with laser rangefinders and levels, builds a precise 3D model of the room, accounting for structural slab deviations and air-conditioning unit positions. The price is locked in the contract down to the last baht.
2. Automated production — 48 hours
At the factory, the membrane is cut on CNC plotters with a calculated shrinkage factor (typically 7—9%), and a mounting harpoon is welded around the entire perimeter using high-frequency (HF) current.
3. Track system installation (2—3 hours)
Aluminium tracks are fixed around the perimeter at 15 cm intervals. Rigid mounting platforms are installed for recessed lighting and concealed engineering services.
4. Plasticisation and membrane stretching (1—2 hours)
The air in the room is briefly heated using specialist thermal equipment (in condominiums, in strict compliance with the Juristic Office fire safety regulations, only industrial electric units are used). The membrane becomes elastic, is fed into the aluminium track, and as it cools (thermal shrinkage) it forms a perfectly flat plane at the calculated tension coefficient.
5. Final inspection
A precise shadow gap is formed around the perimeter, recessed and track lighting systems are checked (physically connected). You inspect the work and pay the remaining balance.

Fine gypsum dust (particle size under 10 microns — PM10) from drywall sanding can penetrate split-system filters, clogging evaporator coils and condensate pumps. This leads to air-conditioning breakdowns. LuxeSpan's technology is a "dry" process. The only source of dust is drilling anchor holes (6 mm). We use rotary hammers with built-in HEPA dust collectors and KГ¤rcher industrial vacuums, capturing 98% of concrete debris directly at the drilling point.
Can you stay in the apartment during installation?
Yes, you can comfortably remain in the adjoining rooms. Large furniture and appliances stay in place — our crew will securely cover them with heavy-duty protective sheeting to guard against any micro-dust. However, the stretching process requires briefly heating the air to make the membrane pliable. As part of our standard property-care protocol, the foreman will ask you to move only heat-sensitive items to another room before work begins: live plants, pets, aerosol cans, candles, and cosmetics.
