Not every ceiling suits every room in Thailand. Bathroom, kitchen, bedroom, living room — each space has its own requirements for material, texture and lighting. Let's break it down.
рџљї Bathroom
- Texture: gloss — visually enlarges the space + easy to clean
- Colour: white, light grey, beige
- Key features: Complete moisture resistance, biostatic surface (not a growth medium for fungi), protection against leaks from above
- Lighting: recessed LED spotlights (IP44+)
рџЌі Kitchen
- Texture: matte or satin — conceals micro-droplets and eliminates distracting glare from intense task lighting
- Colour: white, cream — doesn't highlight grease marks
- Key features: does not absorb kitchen odours, and the polymer surface is easily cleaned of grease build-up with a simple soapy solution (no abrasives required)
- Lighting: light lines above the work zone + general lighting
рџ›ЏпёЏ Bedroom
- Texture: matte or satin — soft, glare-free
- Colour: pastel tones, "warm white"
- Key features: high acoustic comfort (concealed PET absorber for echo dampening), "floating" effect
- Lighting: LED strip along the perimeter with dimmer, "starry sky" effect
рџ›‹пёЏ Living Room
- Texture: deep matte — looks like flawless architectural plaster, no glare from panoramic windows
- Design: single-level with shadow gap junction
- Key features: chandelier on a mounting plate + contour backlighting
- Lighting: combined — chandelier + LED perimeter + spotlights

рџ“ђ LuxeSpan Engineering Brief
The poor sound insulation of floor slabs in Thai condominiums is partly addressed through the laws of acoustics. To attenuate sound waves, LuxeSpan engineers integrate a concealed acoustic PET absorber into the above-ceiling space. This basic sandwich (concrete в†’ absorber в†’ membrane) eliminates the "drum effect" and dampens internal echo. For effective blocking of airborne noise (neighbours' conversations and TV from above), LuxeSpan engineers also integrate an additional layer — a heavy viscoelastic sound-insulation membrane (Mass Loaded Vinyl). However, impact noise (footsteps, falling objects) is transmitted through the rigid building frame and requires separate vibration-isolation solutions.
