- 10-year warranty — not verbal, but contractual. Covering the membrane and the installation.
- Unified base price — from 2,000 ฿/m² (for island and remote properties a transparent logistics coefficient is calculated, or a minimum order volume applies).
- After-sales service — if you're flooded by neighbours, our in-house specialists (or accredited dealers in your region) will promptly arrive, drain the water, dry the slab and restore the ceiling to its original condition without needing to replace the membrane.
- MSD Premium materials — a European-grade PVC membrane with safety certifications.
Tropical Climate — Special Requirements
Thailand places tough demands on finishing materials. Humidity of 70—90%, temperature swings from air conditioning, termites, seasonal flooding — all of this destroys drywall and plaster within 2—3 years.
LuxeSpan stretch systems address these issues through engineering:
- Moisture & mould — the PVC membrane is an absolute hydro-barrier. It isolates the room's humid air from the base concrete, eliminating any substrate for fungal growth.
- Termites — PVC membrane + aluminium frame = 0% organic content. Insects have literally nothing to feed on.
- Flooding — the membrane holds up to 100 l/m². We drain the water, dry the area — ceiling as good as new.
- Condensation — solved through an integrated engineering approach. The PVC membrane acts as a 100% hydro- and vapour barrier, reliably sealing off humid air. For complex properties with problematic services, we employ dual-contour protection (slab/pipe insulation + sealed stretch system), completely preventing condensation in the above-ceiling space.
Three Profile Types — For Any Task
We offer three installation options that cover the vast majority of interior needs:
- Standard profile (from 2,000 ฿/m²) — the base engineering system. A perfectly flat ceiling where the perimeter mounting gap is closed with an aesthetic trim insert colour-matched to the membrane. The classic solution for standard tasks. Want to eliminate inserts and skirting boards entirely? Choose the architectural profiles below (shadow gap or floating).
- Shadow gap profile (from 2,500 ฿/m²) — a thin shadow recess remains between ceiling and wall. Creates a "floating" plane effect without skirting. Minimalism and architectural purity.
- Floating profile with LED (from 3,000 ฿/m²) — perimeter LED backlighting. The ceiling literally glows, visually enlarging the space. A premium option for bedrooms, living rooms and restaurants.
Additional Solutions
Beyond ceilings, LuxeSpan installs acoustic stretch walls across Thailand — seamless architectural surfaces with decorative texture and a concealed acoustic PET absorber. This solution is especially popular in minimalist condo interiors for creating acoustic comfort: the system effectively dampens sound reflections, completely eliminates the boxy echo and makes the room's acoustics premium-soft.
Also available: light lines, magnetic tracks, concealed curtain rails and ceiling-to-furniture junctions without gaps.

The use of a single MSD Premium film across all regions (from humid Samui to sweltering Bangkok) is driven by its chemical inertness. Unlike local no-name films, Premium-grade PVC contains anti-fungal biocides and high-quality non-volatile plasticisers. This prevents the membrane from drying out and thermally shrinking during harsh temperature swings (air con ↔ heat), while 100% absence of organic matter in its composition eliminates any nutrient base for mould even at humidity above 85%.
