LuxeSpan Systems Are Built on MSD Premium Membranes.
"A material backed by a complete body of safety evidence for residential and commercial use."

Only facts, data, and references to international testing protocols.

Fire Safety

DIN 4102-1 Standard (Class B1): The material is officially classified as flame-retardant. It does not support active combustion.

NFPA 701 Standard (Test Method 2): Meets the highest US requirements for flame spread limitation. Self-sustaining burn time of residues: 0 seconds.

Application: Approved for use in Thailand's high-rise condominiums and hotels subject to strict fire safety audits.

Ecology & Air Quality

A+ Certification (France VOC): The highest level of indoor air safety. Zero emission of volatile organic compounds.

REACH & RoHS (SGS): Official confirmation of the absence of heavy metals, phthalates, and formaldehyde (tested against 211+ hazardous substances).

Hygiene: The material is hypoallergenic and approved for children's rooms and healthcare facilities.

Performance in Tropical Climates

Unlike porous materials (gypsum, paint), the PVC used by LuxeSpan has zero hygroscopicity. This completely prevents mould and fungal growth within the structures.

Flood Protection: Holds up to 100 litres of water per 1 m² in case of leaks from above, protecting interiors and building systems.

Expert Answers to Your Questions

Tropical Considerations

"What about termites?" +

Answer: PVC membrane is a synthetic polymer — it contains zero cellulose. Unlike drywall, it simply cannot be consumed. It is the only type of finish that termites ignore 100% of the time.

"Won't mould grow behind the ceiling in this humidity?" +

Answer: LuxeSpan materials and aluminium profiles are non-absorbent, depriving microorganisms of the moisture they need to proliferate. Unlike drywall or plaster, our systems are chemically inert and physically protected against fungal growth in tropical conditions. When needed, we install concealed ventilation grilles (diffusers) that ensure natural air circulation and completely prevent stagnation in the enclosed space.

"Won't it sag in the heat?" +

Answer: The membrane retains its tension at temperatures up to +70°C. Thailand's typical climate has absolutely no effect on its geometry.

Everyday Concerns

"Is it easy to puncture? What if furniture bumps into it?" +

Answer: The membrane has high tensile strength but is vulnerable to sharp objects (knives, furniture corners during moving). If a puncture occurs, it can be repaired locally without replacing the entire ceiling.

"What if my upstairs neighbours flood me?" +

Answer: The ceiling holds up to 100 litres of water per 1 m². We simply drain the water through a light-fixture opening, dry the space, and the ceiling returns to its original shape. Your renovation and furniture are saved.

"Will there be a chemical smell?" +

Answer: No. We use Grade A+ membranes certified in Europe (REACH, RoHS) for the absence of phenols and heavy metals.
During installation, there may be a faint "new product" scent (similar to a new car interior) that completely dissipates within 2 hours of standard ventilation. This is more eco-friendly and faster than painting walls, where paint fumes can linger for days.
Bottom Line: LuxeSpan is safe for children's rooms and allergy sufferers.

"How do you clean stretch ceilings?" +

Answer: In living areas, the ceiling requires virtually no maintenance for years. If splashes or insects land on it, a soft damp microfibre cloth is all you need. In kitchen zones where grease can accumulate, use a standard non-abrasive glass cleaner (alcohol-based) — it leaves no streaks and instantly restores the membrane's original appearance.

Walls (Textile & PVC)

"Can I mount a TV or shelf on a stretch wall?" +

Answer: Yes, absolutely. All heavy items (TV brackets, shelves, cabinets) are mounted on special backing plates that we install behind the membrane before work begins.
What if you need to hang something later? That's what our service visits are for. Our technicians can partially remove the membrane (a standard procedure for LuxeSpan), install a new backing plate wherever needed, and re-stretch the membrane. It takes just a couple of hours, and the wall stays perfectly smooth with no construction dust.

"How do you clean them?" +

Answer: LuxeSpan walls are anti-static and attract virtually no dust. They are far more practical than painted surfaces. Any household stains (fingerprints, furniture marks) are easily removed with a damp cloth and mild soapy water. The material doesn't absorb dirt and withstands light rubbing, keeping that "freshly renovated" look for decades.
Key Rule: Do not use abrasive powders or stiff brushes. A soft cloth and mild soapy solution — that's all you need for immaculate cleanliness.

Process & Pricing

"Why is this more expensive than just painting drywall?" +

Answer: Consider the total cost of ownership: drywall + skim coat + paint + 2 weeks of work + deep cleaning + repainting in 3 years due to cracks. LuxeSpan is installed once and lasts 10–15 years.

"How long does installation take?" +

Answer: A standard room — 3–4 hours. An entire apartment — 1–2 days.

Why is LuxeSpan a more cost-effective solution than conventional finishing? +

Answer: The stretch walls with sound insulation package costs between 2,500 and 4,000 THB per sq. m. At first glance, it may seem more expensive than simple painting — but let's run the honest numbers for a turnkey comparison.

The Maths of Conventional Finishing (average prices in Thailand):

  • Plastering: ~1,800 THB (materials + labour).
  • Skim coating: ~500 THB (materials + labour).
  • Final finish: from 500 THB (paint) to 1,500 THB (premium wallpaper).

Total: The same 2,800 – 3,800 THB per m², but without door casing extensions, wall chasing for wiring, or sound insulation.

By choosing LuxeSpan, you're actually saving, because the price already includes:

  • Acoustic Package: An active sound barrier from neighbours (in conventional finishing, this is a separate expensive line item).
  • Engineering Junctions: Integration of sockets, switches, and concealed wiring — without dusty wall chasing.
  • Reinforced Backing Plates: Hidden supports for mounting heavy equipment (TVs, air conditioners) and floating furniture.
  • Architectural Junctions: Seamless finishing of reveals and door openings, eliminating the need for costly casing extensions.

Result: You get a perfectly level surface that won't crack from building settlement and won't require repainting in 3 years. It's an investment in a flawless interior with no hidden costs down the road.
