Termites in Bangkok: How to Protect Your Home's Finishes

Scale of the Problem in the Tropics

Bangkok and Chonburi Province are among the regions of Thailand with the highest termite activity (Isoptera). Subterranean termites of the species Coptotermes gestroi are an integral part of the Eastern Seaboard ecosystem. They feed on cellulose — the primary structural component of wood, paper, and cardboard. Any finishing material containing organic polymers of plant origin will very likely become their food.

Which Materials Are at Risk

Drywall (Gypsum Board): Gypsum sheets are wrapped in cardboard, which is pure recycled cellulose. Termites chew through the cardboard jacket and destroy the structure from the inside. The damage is invisible until the ceiling begins to sag under the weight of moisture or collapses entirely.

Wooden structures: Beams, battens, wooden baseboards are a direct target. Antiseptic treatment provides only temporary protection (3–5 years), after which the chemicals are leached out by the humid climate.

Wallpaper: Paper and non-woven wallpapers contain cellulose. Beneath wallpaper, termite colonies can live and destroy walls covertly for months.

Acoustic cork: A popular wall sound-insulation material. It is 100% organic. Termites reduce cork underlayment to dust within a few months. This is precisely why, when integrating quiet stretch walls, we use exclusively synthetic acoustic PET absorbers that termites are physically unable to digest.

Engineering Barrier: Why PVC Is a Reliable Solution

LuxeSpan stretch systems are made from architectural PVC membrane (polyvinyl chloride) mounted on aluminium profiles. This system contains absolutely no nutritional base for insects.

The termite digestive system contains specific symbiotic bacteria and enzymes (cellulases) capable of breaking down only РћР†-1,4-glycosidic bonds in cellulose. Polyvinyl chloride is a synthetic thermoplastic polymer with strong carbon-carbon bonds and chlorine atoms that is biologically unrecognisable and indigestible by any living organism. This makes damage to PVC membranes and aluminium profiles by termites virtually impossible. The polymer is as "edible" to them as rock or glass.

Mounting Profiles — Also Protected

It's not enough to have a chemically inert PVC membrane if it's mounted on a wooden batten (as unscrupulous installers often do). LuxeSpan uses exclusively extruded aluminium profiles for the perimeter and moulded platforms from engineering plastic for concealed fixings (light fixtures, cabinets, curtain tracks). That's 0% organic matter. The entire structure, from the membrane to the invisible mounting hardware, is outside the risk zone.

The "Food Desert" Concept

A stretch ceiling creates an environment that is completely uninteresting to insects. Forager termites search for food and leave pheromone trails only where cellulose is present. Since the above-ceiling space in a LuxeSpan installation contains only concrete, PVC, aluminium, and plastic (0 calories for a colony), the insects simply don't route their pathways there.

What to Do If Termites Have Already Destroyed Your Old Ceiling

  1. Call a pest control service — professional chemical treatment (Termite Bait System) will destroy the queen's colony.
  2. Have labourers completely remove the damaged finishes — strip out all infested drywall and wooden elements and dispose of construction waste down to bare concrete. LuxeSpan does not handle demolition of decaying structures.
  3. Install a LuxeSpan stretch system — to permanently eliminate the risk of re-infestation in the ceiling zone.
