Budget Killers: What Does NOT Work

❌ Drywall (Standard & Moisture-Resistant)

The gypsum core is one of the most hygroscopic building materials. Water absorption over 24 hours: 25—30% (standard) and 10% (moisture-resistant). In the tropics, even "moisture-resistant" drywall reaches critical humidity within 6—12 months due to constant condensation. The cardboard jacket is cellulose — a primary food source for termites. ❌ Wallpaper (Paper & Vinyl)

Paper wallpaper is a direct food source for mould. Vinyl wallpaper doesn't let moisture escape outward, creating a "greenhouse effect" between the wallpaper and the wall. Adhesive loses bonding strength at RH > 75%. Lifespan: 3—6 months. Replacement cost: 500—1,500 ฿/m² (material + labour).

❌ Plaster + Paint

Gypsum plaster absorbs moisture. Cement plaster cracks from cyclic thermal deformation (daytime heating to 50—60 °C on sun-facing walls, nighttime cooling to 25 °C). ❌ Laminate (HDF)

The HDF base (High Density Fiberboard) is compressed wood fibre. Water absorption: 8—15%. In the tropics, laminate warps and gaps appear at the joints after the first rainy season. Replacement: porcelain stoneware or SPC laminate. Lifespan: 1—2 years.

❌ MDF Panels

✅ Aluminium & Stainless Steel

It is measured as water absorption by mass over 24 hours of full immersion (GOST 4650, ISO 62). Materials with water absorption > 5% in a tropical climate inevitably reach an equilibrium moisture content of 15—25% — the threshold for biocorrosion onset (growth of Aspergillus, Penicillium, and Cladosporium fungi at t° > 20 °C). Gypsum (CaSOв‚„В·2Hв‚‚O) is particularly vulnerable: its crystalline structure includes bound water, and additional moisture causes a 40—60% loss in structural strength.
