Paint, wallpaper, drywall, decorative plaster — all these materials were engineered for humidity standards of 40—60%. In the tropics they degrade 2—3× faster due to continuous hydration and osmotic pressure.

Why Synthetic Membranes?
The MSD Premium membrane is a hydrophobic polyvinyl chloride polymer, 0.17—0.22 mm thick.
- Absolute vapour barrier: PVC polymer vapour permeability is zero. The membrane functions as a 100% impermeable gas and moisture barrier, completely sealing out humidity.
- Biological resistance: Plastic contains no organic matter (cellulose, starch). Mould has nothing to feed on — it cannot establish mycelium in PVC.
- Thermal stability: The material retains its tension and structural properties across a range of 0°C to +60°C.
Unlike conventional finishes, LuxeSpan engineers separate the physics. The ceiling receives a 100% moisture-impermeable PVC membrane (a hydro-barrier against leaks). The walls are fitted with an acoustic stretch wall system: a concealed acoustic PET absorber is covered by a breathable synthetic fabric (preventing a greenhouse effect inside the concrete). Both systems are mounted with a technical gap. Thanks to their 100% synthetic composition (no cellulose), they completely eliminate the food source for fungi, permanently ridding the condo of mould.

Drywall loses its structural integrity: the cardboard facing (pure cellulose) quickly rots from mould, while the gypsum core softens under constant moisture exposure and turns into a crumbly mass incapable of holding fasteners.
