4 types of stretch ceilings
1. Matte (Matt)
The classic choice. It looks like perfectly smooth plasterwork — but without cracks, repainting, or mould. The most popular option for condos and villas in Pattaya.
- Reflectivity: minimal — no glare from windows or light fixtures
- Maintenance: wipe down with a damp cloth
- Ideal for: bedrooms, living rooms, hallways
- Seamless coverage: membranes up to 5.8 m wide allow a single seamless installation in any room where at least one side measures 5.5 m or less. For larger spaces, aesthetically designed divider profiles are used

2. Glossy (Lacquer)
A mirror-like surface that visually expands the space. In a compact 25–35 m² condo, a glossy ceiling adds a tangible sense of volume.
- Reflectivity: high — up to 90% mirror effect
- Note: streak marks are visible, careful cleaning required
- Ideal for: bathrooms, small rooms, pool areas, SPAs

3. Satin
The golden mean between matte and glossy. A subtle silky sheen without mirror reflections. Looks expensive and elegant.
- Reflectivity: soft, diffused
- Feature: shifts in tone depending on the lighting — a "living" ceiling
- Ideal for: living rooms, hotel lobbies, restaurants

4. Fabric (Textile)
Not PVC but a textile membrane on a polyester base. Installed without heat — stretched mechanically. Breathable, odourless.
- Feature: can be painted with acrylic paint up to 5 times
- Note: does not hold water in the event of a leak (unlike PVC)
- Note 2: Compromises energy efficiency. Because fabric is highly gas-permeable, it cannot block air infiltration. Scorching humid air from the plenum above will pass freely downward, negating your air conditioning. Electricity bills will surge. Ideal for: Nothing — on the ceiling. In Thailand's climate, fabric is used EXCLUSIVELY as the finish layer for quiet stretch walls (it conceals an acoustic PET absorber beneath and delivers a premium texture).

💡 Tip for investors
Matte and glossy PVC are the gold standard for rental condos. They provide 100% protection against leaks from above. Using in-stock materials shortens property downtime and gets the unit to its target Gross Yield faster.
For villas — satin in the living room, matte in the bedrooms, glossy by the pool. Fabric is strongly discouraged for ceilings in the tropics (leak risk and loss of cooled air). We use this material exclusively for integrating quiet stretch walls.
For commercial spaces (offices, restaurants, hotels) — matte with perimeter LED backlighting. Maximum practicality with minimum maintenance.

⚠️ Special case: Fabric systems
Why fabric works on walls but not on ceilings? In the tropics, the ceiling is the high-risk zone due to humidity and plumbing above. Fabric cannot hold water, whereas a PVC membrane acts as a reservoir (up to 100 L/m²). On walls, however, synthetic fabric is ideal: it delivers a premium texture, conceals an acoustic PET absorber inside the engineering frame (forming quiet stretch walls), and — unlike cork or timber — will not rot or attract termites.
