Most expats look only at the initial cost (CAPEX). But in the tropics, the real renovation cost is the TCO (Total Cost of Ownership) over 5 years:
TCO = CAPEX + OPEX × years + lost rental income during downtime

The cause is accelerated degradation under constant high humidity (RH 80—95%) and temperature (28—35 °C). Paint: claimed life 5—7 years (Europe) в†’ actual 6—12 months (Thailand). Wallpaper: 10—15 years в†’ 3—6 months. Drywall: 25+ years в†’ 1—2 years before critical damage. Plaster: 20+ years в†’ 2—3 years before cracking. PVC membrane: 15+ years в†’ 15+ years (no change, as the material is non-hygroscopic and resistant to biocorrosion). Polyester architectural fabric (walls): 15+ years в†’ 15+ years (same principle). Thus, engineered stretch systems are the only finishing materials where the claimed and actual service life in the tropics are identical.
