Decorative plaster is a popular wall finish. But in tropical Thailand it lasts 2—3 years before cracking, flaking, and developing mould. Let's calculate the real cost of ownership.
Plaster in the tropics: what happens
- Heating/cooling cycles: A/C at 22 °C ↔ outdoor 36 °C = expansion/contraction = cracking
- 80—95% humidity: plaster is porous в†’ absorbs moisture в†’ mould develops within the coating layer
- Microcement and Venetian plaster: look stunning the first year, then the same problems set in
Cost breakdown: plaster vs quiet stretch walls over 10 years
| Parameter | Decorative Plaster | LuxeSpan Quiet Stretch Wall |
|---|---|---|
| Initial wall finishing cost (30 m² studio) | 25,000—45,000 ฿ | 120,000—150,000 ฿ |
| Rework (3 cycles over 10 years) | +75,000—135,000 ฿ | 0 ฿ |
| Lost rental income (downtime) | 21—30 days of losses (over 10 years) | 0 days |
| Total over 10 years | 100,000—180,000 ฿ | 120,000—150,000 ฿ (0 reworks) |
| Installation | 3—7 days + drying | 4—6 hours |
| Dust / odour | Heavy | None |
| Warranty | None | 10 years |
Bottom line: Over a 10-year horizon, direct spending on cyclical plaster rework (100,000—180,000 ฿) is virtually on par with the capital investment in LuxeSpan. But once you monetise downtime losses from vacant rental property (21—30 days of lost income from renovation work), the total cost of ownership (TCO) for plastered walls clearly exceeds that of stretch systems. LuxeSpan is the mathematically optimal solution for any property investor.

рџ’Ў Why plaster cracks
Decorative plasters have a high elastic modulus, meaning they are rigid materials. In Thailand's monolithic-frame high-rises, walls are subject to both settlement deformation and thermal expansion from daily temperature swings. As a result, internal stresses accumulate in the rigid plaster layer, exceeding the material's tensile strength, which over time produces a network of micro-cracks. Stretch systems, by contrast, operate within the elastic deformation range and accommodate building movement.
