It's the ceiling that collects condensation, it's the ceiling where hot humid air rises to, and it's the ceiling where mould appears first.

What Happens to a Painted Ceiling in the Tropics
Here's what we see on site surveys every single week:
- Yellow stains — condensation from the air conditioner bleeds through the paint
- Micro-cracks — concrete "breathes" with temperature swings; the paint cracks
- Mould in the corners — especially in bathrooms and above the kitchen
- Sagging — if there's a leak from above, the paint blisters and peels off
Why Ceilings Suffer More Than Walls
- The dew-point law. When the air conditioner is running, the painted ceiling surface cools down significantly. Hot, humid vapour (from the shower or infiltrating from outside) rises upward and hits this cold barrier, instantly depositing moisture as condensation.
- Leaks from above. If a neighbour's air conditioner breaks down or a pipe bursts upstairs, your ceiling takes the first hit.
- Mould loves ceilings. Warm, humid air plus poor ventilation equals the perfect breeding ground for fungus.
- Capillary wicking and osmosis. Acrylic paint is vapour-permeable, but moisture migrating from Thai concrete carries dissolved salts and alkalis. This aggressive environment chemically destroys paint adhesion, forms osmotic blisters, and strips the coating off in sheets. Surface anti-fungal additives are completely washed out within 12 months.

Concrete slabs in Thailand absorb and accumulate outdoor heat (up to 35 °C) and moisture. When the air conditioner is running indoors, it sharply cools the paint layer on the ceiling. Hot vapour migrating downward through the concrete mass meets this chilled edge of the slab. The dew point shifts right beneath the finish layer. The resulting condensation triggers efflorescence, which chemically and physically destroys paint adhesion within 1—2 seasons, causing blisters and delamination.
