- Capillary wicking and osmosis. Acrylic paint is vapour-permeable, but moisture migrating from Thai concrete carries dissolved salts and alkalis. This aggressive environment chemically destroys paint adhesion, forms osmotic blisters, and strips the coating off in sheets. Surface anti-fungal additives are completely washed out within 12 months.

Concrete slabs in Phuket absorb and accumulate outdoor heat (up to 35 °C) and moisture. When the air conditioner is running indoors, it sharply cools the paint layer on the ceiling. Hot vapour migrating downward through the concrete mass meets this chilled edge of the slab. The dew point shifts right beneath the finish layer. The resulting condensation triggers efflorescence, which chemically and physically destroys paint adhesion within 1—2 seasons, causing blisters and delamination.
