90% Humidity in Bangkok: Why Standard Finishes Fail and What Actually Works

Humidity in Bangkok is 70—90% year-round. This is not just a figure on a weather station. It is an aggressive physicochemical environment that destroys every finishing material designed for dry continental climates.

Humidity in Bangkok condos. 75–92% year-round. In Supalai and Ideo high-rises without supply ventilation, indoor humidity stays above 70% — ideal conditions for mold. LuxeSpan stretch systems create a sealed barrier between damp ceiling slab and clean interior.

Paint, wallpaper, drywall, decorative plaster — all these materials were engineered for humidity standards of 40—60%. In the tropics they degrade 2—3× faster due to continuous hydration and osmotic pressure.

What Humidity Does to Conventional Materials

Ceiling damage from humidity in a tropical condo

рџ“ђ LuxeSpan Engineering Brief

Humidity of 90% at +32 °C triggers a relentless degradation process in building materials. Drywall loses its structural integrity: the cardboard facing (pure cellulose) quickly rots from mould, while the gypsum core softens under constant moisture exposure and turns into a crumbly mass incapable of holding fasteners. Acrylic dispersions in water-based paints delaminate from the substrate (concrete) under persistent condensation. Wallpaper adhesives based on modified starch soften and serve as a nutrient medium for mould.

Material Lifespan in Europe Lifespan in the Tropics Chemical / Physical Degradation
Paint (latex)5—7 years1—3 yearsOsmotic blistering, delamination from concrete
Wallpaper7—10 years3—6 monthsAdhesive dissolution, bio-degradation of paper backing
Drywall (plasterboard)15—20 years1—2 yearsCellulose facing rot, gypsum core softening, sagging

Why Synthetic Membranes?

LuxeSpan stretch membrane — unaffected by 90% humidity

The MSD Premium membrane is a hydrophobic polyvinyl chloride polymer, 0.17—0.22 mm thick.

Unlike conventional finishes, LuxeSpan engineers separate the physics. The ceiling receives a 100% moisture-impermeable PVC membrane (a hydro-barrier against leaks). The walls are fitted with an acoustic stretch wall system: a concealed acoustic PET absorber is covered by a breathable synthetic fabric (preventing a greenhouse effect inside the concrete). Both systems are mounted with a technical gap. Thanks to their 100% synthetic composition (no cellulose), they completely eliminate the food source for fungi, permanently ridding the condo of mould.
